considered far south what's considered

the Foothills and the mountains just to

really give us some good context before

diving into some specific areas because

if you're not familiar with Colorado

quite yet maybe you've seen a bunch of
00:00:57
our videos on individual cities this is
00:00:59
going to be a really good way for you to

get a feel for just the areas in general

and the gist of kind of what's going on
00:01:04
in each one of those spots because there
00:01:06
are definitely going to be some
00:01:07
differences for you all right now to

start off we've got a general map of

Denver here what I'm going to do I'm

going to zoom out just a little bit

because I want to I want to paint some

context for what's considered far north

what's considered far south and then as

you guys can see as I zoom out even

further if you guys are familiar with

Denver as the center of the clock right

then all of our major Metro cities are

Fort Collins is going to be up on the

North side okay they're going to come

down we've got Boulder we've got

Colorado Springs on the far south end

and then everything here in the middle

and Denver almost smack dab in the
00:01:48
middle now Fort Collins is going to feel
00:01:50
quite a bit ways we do have quite a bit

more people moving to Fort Collins now
00:01:54
it is becoming much much more developed
00:01:56
and it's growing in popularity for sure
00:01:58
Fort Collins being right up here and
00:02:00
that's basically the northern equivalent
00:02:02
to Colorado Springs that we have on the
00:02:04
south side now Colorado Springs is the
00:02:06
second largest city in Colorado next to
00:02:08
Denver and Fort Collins isn't nearly as
00:02:11
big as that but again it is ever growing
00:02:13
so Fort Collins on the North side we've
00:02:15
got Colorado Springs on the south side
00:02:16
now neither one of these areas are
00:02:19
necessarily considered Denver Metro okay
00:02:22
so for Denver Metro let's zoom in and

touch and we're going to get a feel for
00:02:26
what exactly that encompasses all right

metro area would be Castle Rock here on

the south side and then through here

we've got golden and Morrison this is

all going to be just right here on the

Front Range and the Foothills and then
00:03:19
on the east side borders we've got
00:03:22
Aurora and then we've got Parker here on

kind of the southeast side and then I

live down here in Elizabeth the like

rural City but still 45 minutes to an
00:03:32
hour Max from Denver which is really
00:03:35
nice you know some people may argue that
00:03:36
they would say that the Denver metro
00:03:38
area is a little bit tighter than this
00:03:40
but for the most part this is how I
00:03:41
reference it with Boulder on the North
00:03:43
side Castle Rock on the south side and
00:03:45
then really everything in between now
00:03:47
here's the beautiful part about this if
00:03:49
we're looking at coming from Castle Rock
00:03:52
to Denver you're going to be jumping
00:03:54
just right on I25 taking that straight
00:03:56
up north and depending on the time of
00:03:58
day this is probably about 35 minutes so

when we're looking at these Maps it's
00:04:01
easy to look at it and think man that's
00:04:03
like a really far distance right I don't
00:04:04
know how that can all be considered the
00:04:05
metro area but in reality like I just
00:04:07
explained because the way our our
00:04:09
Highway systems are laid out it becomes

just very very easy to navigate and with
00:04:14
Denver being at that center of the clock
00:04:16
it's very very accessible because
00:04:17
everything is just coming inward now
00:04:19
while I'm on this screen I do want to

point out a couple of the major highways
00:04:23
that you guys are going to want to get

familiar with okay the primary North
00:04:26
South Highway or rather Interstate that
00:04:28
we have is I25 so that is going to come

from you know pretty much all the way
00:04:34
down south and it's going to cut up it's
00:04:36
going to curve here in the middle
00:04:37
through Denver and then keep going
00:04:39
straight up north to Fort Collins and
00:04:42
beyond all right and then we've got I70
00:04:44
that's going to basically divide the
00:04:46
state into North and South so I25
00:04:48
divides a state East and West so let go
00:04:51
and do this East and West all right and
00:04:54
then we've got I70 that will take you
00:04:57
pretty much from Kansas take you all the
00:04:59
way through Denver and then we'll take
00:05:01
you all the way out into the mountains
00:05:04
and all the major ski resorts and
00:05:06
everything like that so then this is

what divides our state by North and
00:05:10
South these are the primary highways
00:05:12
that you're going to be utilizing on
00:05:15
probably a daily basis depending on what
00:05:16
you got to do and then there's a couple
00:05:18
more that I want to point out so one

more very common one is going to be 470
00:05:22
now 470 is going to be this Loop that
00:05:25
goes all along the Foothills there on
00:05:27
the west side it is then cut through
00:05:28
Highlands ran
00:05:30
and Lone Tree the north side of Parker
00:05:32
and then South Aurora here and then this
00:05:34
is going to curve up all the way just on
00:05:36
the outskirts of Aurora and will'll
00:05:39
eventually take you all the way up here
00:05:41
to the airport Dia all right Denver
00:05:44
national airport so this 470 Loop here
00:05:47
is what they'll call it this is a very
00:05:49
very popular road on the east side here
00:05:52
it is a t Road it is free on the west
00:05:55
side but very popular and because this
00:05:57
is great this is the road that's going
00:05:58
to take you from Southeast Aurora you
00:06:01
could keep going all the way up north
00:06:02
from Southeast Aurora up into Boulder
00:06:05
right here or if you're in Highlands
00:06:07
Ranch or parker you're going to take
00:06:09
this all the way up I70 into the
00:06:11
mountains these are basic highways here

that you guys are going to want to get

familiar with and as far as traffic goes

let's talk traffic real quick so as far

as traffic goes I70 is going to have
00:06:21
quite a bit of traffic especially from
00:06:24
along this stretch here from Denver to
00:06:26
Aurora this is where it gets the worst

during rush hour I2 is going to be
00:06:30
pretty quick moving unless there's an
00:06:32
accident or something so a couple places
00:06:34
I25 will get congested is right here as
00:06:37
you start getting closer to downtown
00:06:38
Denver sometimes right here where this
00:06:41
is the Denver Tech Center this is where
00:06:43
there's a lot of corporate buildings and
00:06:44
things like that when work is letting
00:06:46
out at 5:00 this does get a little busy
00:06:48
and then sometimes coming out of Castle
00:06:50
Rock here at the very bottom of the
00:06:51
screen that can get a little congested
00:06:53
as well so you've got these couple
00:06:54
little choke points here but ultimately
00:06:56
our traffic is not that bad when it
00:06:59
comes to our highways or interstates or
00:07:01
anything like that again a lot of you
00:07:02
guys coming from major cities you're
00:07:04
going to look at our traffic like it is
00:07:06
a literal joke we hear that from people
00:07:07
all the time sometimes we're talking to
00:07:09
locals that have lived here for a long
00:07:10
time and they're going to complain about
00:07:11
the traffic but you know we're an never
00:07:13
growing city and it still is really not
00:07:15
that bad if you're ever just straight up
00:07:17
stopped in traffic it's almost always
00:07:19
just because there is an accident not
00:07:21
because it's just your regular everyday
00:07:24

going to be very popular out here in

Colorado it is as we would call you know

it almost like the Beverly Hills of

Colorado by no means do have Beverly
00:07:52
Hill shopping or home prices or anything
00:07:54
like that but it's just that prestigious
00:07:55
name it always holds its value they do
00:07:58
have the number one school district it
00:07:59
is an extremely extremely popular area
00:08:01
out here in the state now coming back
00:08:03
here I would say next up after that uh
00:08:05
just as we're working our way down is
00:08:07
going to be Denver Denver also very
00:08:10
popular as you guys may have guessed by
00:08:12
the name of our Channel and one thing
00:08:14
that I think is important to know about
00:08:16
uh Denver is that a lot of our clients
00:08:18
they're not moving into downtown Denver
00:08:20
or even immediate vicinity there are a
00:08:22
lot of what I would call Urban Suburban
00:08:24
type of neighborhoods that are around
00:08:25
there you guys have heard us talk about
00:08:26
them we made videos on all of them
00:08:28
between South Park Hill lower Highlands
00:08:31
you know city park and Cheeseman Park
00:08:33
Wash Park all the amazing parks and kind
00:08:35
of urban Suburban type of neighborhoods
00:08:37
that are out there you're having a
00:08:38
certain type of buyer go there where
00:08:40
they want a little bit more of a faster
00:08:41
paced life maybe a little bit more
00:08:43
walkability than just straight up
00:08:44
Suburbia but at the same time they like
00:08:47
having a garage they can park in they
00:08:48
like having a yard that their kids can
00:08:50
play in and Colorado is just such an
00:08:52
indoor outdoor State all year round
00:08:55
despite our Winters people are still
00:08:57
you're going to be grilling all the time
00:08:58
outside kids are going to be playing
00:08:59
outside all the time even in the winter

time so it is important for a lot of
00:09:02
people to have their yard and stuff like
00:09:03
that which I think is one of the biggest
00:09:05
reasons that you don't see as many
00:09:06
people moving to right downtown Denver
00:09:08
after that we're going to have Highlands
00:09:11
Ranch and Littleton also very popular
00:09:14
working our way down south The Castle
00:09:15
Rock and then Parker and then this
00:09:18
Southeast Aurora area right here these
00:09:20
are the top spots that we see our
00:09:22
clients deciding to move to on a regular
00:09:24
basis and one interesting thing to note
00:09:26
guys is that you know a lot of the
00:09:27
people that are moving here especially
00:09:29
like viewers from our Channel a lot of
00:09:30
you guys are remote working or a lot of
00:09:32
you guys you know have a variety of jobs
00:09:35
or offices that you can choose from when
00:09:37
you move out here so you're not
00:09:38
necessarily tied to needing to buy in
00:09:40
one certain area but for the most part

we see people coming here and it's like

hey if you can live at any of these

places why are we choosing to live in

these right so you you definitely start

to see just a trend with people that can

live anywhere where they all kind of

just start picking and I would say by

and far our number one area that we have

people moving to is is the South Denver

Metro side okay so South Metro side

being Highlands Ranch Parker Southeast

Aurora and then Castle Rock our offices

in downtown Castle Rock we do like

Castle Rock I'm biased to liking Castle

Rock but also a lot of you guys that are
00:10:13
coming here that can pick anywhere
00:10:15
you're choosing to live in Castle Rock
00:10:16
so out of all these places that are here
00:10:18
Castle Rock tends to be the number one
00:10:20
choice for the majority of people all
00:10:22
the areas that I mentioned are great all
00:10:23
the areas that I mentioned have school
00:10:25
districts that are in the top three to
00:10:27
five in the whole state so there's a lot
00:10:29
of really good things about all of these
00:10:31
areas but time and time again we just
00:10:33
see more people choosing Castle Rock
00:10:35
over a lot of the other areas now
00:10:37
speaking of crock let's dive into that a
00:10:39
little bit just to get you guys a little
00:10:40
bit more familiar with the city itself
00:10:42
and then a couple of the key
00:10:43
neighborhoods that you're going to want
00:10:44
to explore all right so here we go let's

going to start off with the borders of

Castle Rock and show you guys exactly

what that looks like so I am going to

include Castle Pines here because that's

you're literally touching Castle Rock

and it's definitely worth having on

there I always put those two together

here on the outside you're going to have

the meadows and then you're going to

have a lot of your shopping here you're

going to have the historic downtown on
00:11:14
the south side and then we're going to
00:11:15
come up around for the terrain

neighborhood then we're going to come up

here I'm going to include a little bit

of this right here which is going to be

mananta and that's going to bring us

right over here and there's a couple of

little pocket neighborhoods that are

right here and then we're going to touch

on these just just a little bit here so

by far I would say the most popular

neighborhood that we're going to have in

Castle Rock at the moment is going to be

the Meadows The Meadows is one of my

favorites because first of all you're

going to have multiple neighborhoods

within the Meadows Community I think

there's like eight or 13 neighborhoods
00:11:50
within the actual Meadows themselves
00:11:51
there's a couple different rec centers
00:11:53
which service the neighborhood which are
00:11:54
really good pools and just great for the
00:11:57
whole sense of community and getting in
00:11:58
touch with your neighbors you've got
00:12:00
Philip es Miller Park down there which
00:12:02
is a huge Park a great Amphitheater
00:12:04
soccer fields indoor rock climbing this
00:12:07
mini incline they'll call it we you go
00:12:08
it's just basically stairs that go up a
00:12:10
hill for a good Saturday workout and
00:12:12
then a really really cool obstacle
00:12:13
course that's going to be over there now
00:12:15
the homes that you're going to find out
00:12:17
there are going to range anywhere from
00:12:20
1990s builds all the way up to brand new
00:12:22
homes kind of everything in between I

like that there's a lot of character out

there the neighborhood does have a good

sense of maturity as far as trees Parks

Landscaping things like that but you can

still get the wide variety of homes that

you may be looking for whether that's an

older home that you can do some updates

to and get some value in or an older
00:12:41
home that's been updated or just a
00:12:43
completely brand new home now the other

thing I Love About The Meadows which I

am actually going to jump over to Google

Earth to show you guys being on the west

side of the highway so here we've got

got the Meadows here on the the west

beautiful mountainy type of terrain

you're not in the mountains yet but

land and you actually feel like you're

in Colorado and that's a very big thing

like believe it or not there's a lot of

places that you could live out here

where you know if you couldn't
00:13:41
physically see the mountains you
00:13:43
wouldn't necessarily know that you're in
00:13:44
Colorado cast rock is not one of those
00:13:46
places so much of the scenery comes to
00:13:48
you in Castro without you needing to go
00:13:51
to it like you do in a lot of other
00:13:52
places but with the Meadows being pretty
00:13:55
much the only major development on the
00:13:58
west side of the Highway here with the
00:14:00
exception of Castle Pines it's just
00:14:02
really in a unique situation to where
00:14:04
it's a popular area it's mature there's
00:14:06
so many good things about The Meadows it
00:14:08
by far is probably the most popular
00:14:10
neighborhood that we have here for
00:14:12
clients that are choosing to move to
00:14:13
Castle Rock now moving a little bit
00:14:14
north up the map here I want to touch on
00:14:16
some of these other areas for you guys
00:14:18
Highlands Ranch is going to be a big
00:14:19
draw for a lot of people because you are
00:14:22
further on the West Side you are further
00:14:24
north if you're trying to be a little
00:14:26
bit closer to Denver you could
00:14:27
potentially save some time there but one
00:14:29
of the important things to note is that
00:14:31
yes in Highlands Ranch you are further
00:14:32
west again here's I25 right that primary
00:14:36
Highway that runs north and south
00:14:37
divides the state into two halves on
00:14:40
East and West so yes you're physically
00:14:42
further north in Highlands Ranch here
00:14:44
but because you're West if you are going
00:14:46
to Denver you might need to jump on 470
00:14:49
get on the highway and then go all the
00:14:52
way up North to Denver versus if you
00:14:54
live someplace like Castle Rock you're
00:14:56
already right on the highway so you're
00:14:58
just jumping on on the highway and head
00:14:59
north although you're further south so a
00:15:01
lot of times people are like well I like
00:15:03
Castle Rock but I want to be closer to
00:15:04
Denver maybe I'll look at Highlands
00:15:06
Ranch one important thing to know is
00:15:07
that you're further west so you still
00:15:09
have to drive east to go north versus
00:15:11
Castle Rock you're already on the
00:15:12
highway and you're just a little bit
00:15:13
further south but you're driving
00:15:14
straight up so a lot of those are at six
00:15:16
in one hand half dozen in the other and
00:15:18
ultimately ends up being kind of the
00:15:19
same whichever direction you choose now
00:15:22
we also have a lot of people that are
00:15:23
choosing to move out here and they are
00:15:25
needing to be close to the airport so

let's talk about some place is where we
00:15:29
can get easy access to DIA here one of
00:15:31
the big places that we like to recommend
00:15:33
are is H Southeast aora you're right on
00:15:35
470 here so it's just a matter of
00:15:37
jumping on 470 and you're going to come
00:15:39
straight North this is probably a 22 to
00:15:42
25 minute drive Max South the Aurora
00:15:45
very very easy to access Dia now if
00:15:48
you're on the West Side let's say in a
00:15:50
Highlands Ranch you're still close to
00:15:52
470 so maybe add just another 15 to 20
00:15:56
minute commute here on 470 so this is
00:15:59
also a good option for you and then
00:16:01
lastly we've got Parker down here at the
00:16:02
bottom of the screen it's a sloppy line
00:16:04
there where you're just under 470 so
00:16:07
this will get you pretty close there as
00:16:08
well even some place like Castro guys
00:16:11
because again you're so close to the
00:16:12
highway if you are needing to access the
00:16:14
airport on a regular basis You're simply
00:16:16
taking 470 all the way out to I25 and
00:16:20
then down to Castle Rock this is
00:16:21
probably a 40-minute drive right here so
00:16:24
with our entire Denver metro area you're
00:16:26
usually well under an hour to the
00:16:29
airport even with traffic because it's
00:16:31
typically all highway to get out there
00:16:32
where it is going to start getting a
00:16:34
little more difficult for you is let's
00:16:35
say You're really trying to be close to
00:16:37
the Foothills and we're looking at like
00:16:38
a Morrison or you're down here in a
00:16:40
rockboro park or a golden yeah you're
00:16:43
going to be pushing an hour to get to
00:16:44
the airport especially depending on
00:16:46
traffic there so just something to keep
00:16:48

Denver metro Front Range to be about uh

Roxboro Park here on the south side and

pretty much anywhere you see green is

going to be where the mountains turn

into just normal flat land you know and
00:17:24
you're going to have some kind of
00:17:25
sloping Rock structures and stuff here
00:17:27

Roxboro park right now so you can get

the feel for what that sort of lay of
00:17:31
the land looks like and we're going to
00:17:32
come up here through Morrison through
00:17:33
golden and then this is actually going

to continue all the way up here to

Boulder when we mention Front Range this

is the area that we talk about okay when
00:17:41
we mention Foothills this is the area

that we talk about a lot of people their

ideal goal is to get as close to the
00:17:47
Front Range as possible with a Highlands

Ranch or a rockboro park or a Littleton

like Westside Littleton Westside

Lakewood golden for sure and then then
00:17:59
boulder up here in Lewisville their goal

is to get as close to the Foothills as
00:18:04
possible without necessarily being in
00:18:06
the mountains okay because this is where

things go 0 to 100 real quick I go 0 to
00:18:13
100 real quick so what do I mean by

going 0 to 100 well the weather changes
00:18:18
substantially Lifestyle Changes
00:18:19
substantially things just change quite a
00:18:22
bit when you go from just one side of
00:18:24
470 you know close to the Foothills so
00:18:26
now you're crossing over and you're
00:18:27
starting to get into evergreen or some
00:18:29
of these other like real mountain type
00:18:31
of areas because first of all man when
00:18:33
you're at higher elevation the weather
00:18:35
just changes okay you're going to get
00:18:36
more snow up there you're going to get
00:18:38
colder weather which means the snow is
00:18:40
going to stick around a lot longer on
00:18:41
top of that you start getting out of
00:18:43
those traditional neighborhoods where
00:18:45
you've got cities that plow the Main
00:18:47
Street you have your short driveway and
00:18:48
then you've got your home right there
00:18:50
two streets that sometimes the cities
00:18:52
don't even plow a lot of times the
00:18:54
neighbors have to plow those or they
00:18:55
