    got kind of cold feet about being a

    landlord. I'm not sure at this point in

    my life that I want to do that. I'm sure

    I will later on, but to be honest, tying

    up so much capital in one property right

    now is a bit daunting because I won't

    really see any true benefit from it

    until maybe 10 years in the future. Real

    estate is a very long-term game. It's

    not the kind of thing where you make a

    bunch of money really quickly unless

    you're flipping very consistently and

    efficiently. So, I decided to list it on

    the market for sale. We're going to see

    how that goes. It's currently for sale

    right now, so hopefully it moves

    quickly. I just know that the money I

    put into this place would be better
  • 00:04:38
    utilized elsewhere. And by elsewhere, I

    mean, of course, trading. If I were to

    fully rent out both units of this house,

    I would probably be cash flowing about

    $1,800 to $2,000 a month above and

    beyond all of my expenses. So, that

    means my mortgage, all the utilities

    here, property tax, everything like

    that. So, it would be a good investment.

    Obviously, the tenants would be paying

    down the principal, they'd be paying

    down the interest, and longterm, that

    would build in a lot of equity into the

    property for me. So, if I were to sell

    it in the future, I would make

    tremendous profit. But like I said,

    that's a very long-term thing. I just

    think at this stage in my life, I would

    rather use that money to exponentially

    grow my trading endeavors and other

    investments. I will likely do another

    near future. But, I'm going to be more

    patient. I'm not going to rush into it.

    This is something I've wanted to do

    since I was very, very young, like early

    teens. I decided I want to be a home

    builder. So, I really wanted to get my

    foot in the door with a property like

    And some may disagree with me on this,

    but my conclusion based on this

    it's a long-term game. So, I really

    emphasize that over time that I just

    said. One of the other reasons I'm not

    too keen on being a landlord right now

    is because I don't want to be tied down

    to a location. To be honest, it gives me

    a little bit of anxiety being tied down

    to one place and having bills associated

    with this house, something that I'd have

    to keep for 10 or 15 years before it

    really makes sense to sell. Although, I

    do have a kid, so I I do kind of have to

    stay in the area that I'm in for the

    time being, but I do want to be

    traveling more. I don't want to have too

    many commitments in Canada, to be quite

    honest. But anyways, it was a great

    experience, a great learning experience,

    especially. And there's a lot of

    flexibility in the price to be honest.

    No matter what it sells at, it's it's

    profitable. I got it for a good price.

    Did a lot of the work myself. So, the

    numbers make sense and I'm going to be

    word of advice though, if you do want to

    house. buy a fully detached house

    because it will be much easier to deal

    with. Luckily, my attached neighbors

    next door have been very gracious

    throughout this whole construction

    process, but there were a bit of

    headaches like separating the electrical

    meters to have more service to this

    house. They had to have their power shut

    off for a day and it was months of

    planning with the electrical company in

    this area. Huge headaches involved in

    that and a lot of delays, which of

    course means a lot of money spent. So,

    my recommendation to you and what I'm

    going to do in the future is buy a fully

    detached property with no neighbors

    attached, like no dividing wall, because

    the construction process and the tenant
  • 00:07:29
    rental process, I think, will be much
  • 00:07:31
    more simple with a lot less headaches.

    So, my advice would be don't rush into

    this. You have to understand that it's

    not a get-richquick kind of thing. Maybe

    it's different in different

    jurisdictions. Like, I know a lot of

    people in America have a lot of success

    with house flipping. The rules are not

    the same in Canada. it's a lot less

    Canada. So, it really depends on where

    interesting way to diversify. Taught me

    a lot of lessons and I gained a lot of

    experience from it. So, really can't

    been doing because I've just been

    getting so many requests to discuss it

    in detail. Got to be honest, I'm a

    little hesitant to do so. It's been

    going so well, I almost don't want to

    talk about it. Uh, just because of just

    the nature of social media, it's

    typically a very toxic place. And

    usually whenever I discuss what I'm
  • 00:08:33
    doing, it just opens me up to unwanted
  • 00:08:36
    criticism that is just a distraction to
  • 00:08:38
    me. So, I guess I'll keep this short and
  • 00:08:40
    sweet, but I will discuss the automated
  • 00:08:43
    expert advisor that I've been using.
  • 00:08:44
    What that means is that I'm not manually
  • 00:08:47
    trading anymore. I don't actively place
  • 00:08:49
    trades. Uh, the expert advisor that I'm
  • 00:08:51
    using do that for me. So, an expert
  • 00:08:53
    adviser, for those of you who don't
  • 00:08:55
    know, is basically a trading bot hosted
  • 00:08:58
    on the MetaTrader 5 platform. And if you
  • 00:09:00
    have a mechanical trading strategy like
  • 00:09:02
    myself, then you can code that strategy
  • 00:09:05
    and all the criteria surrounding it into
  • 00:09:07
    an expert adviser. And when you run that
  • 00:09:09
    expert adviser with the help of a VPS, a
  • 00:09:12
    virtual private server, it can run 24
  • 00:09:14
    hours a day without interruption. So
  • 00:09:16
    basically, it's scanning any chart that
  • 00:09:18
    you apply it to and you no longer have
  • 00:09:20
    to look for trades or execute trades or
  • 00:09:22
    even manage the trades. So, I'm going to

    flip the camera around and show you

    first MetaTrader on my phone just to

    show you all some of the progress that's
  • 00:09:29
    been going on. And then I'm going to

    also film my laptop in front of me here

    and give you all the rundown on what the

    EAS look like, what the settings entail,

    that kind of stuff. So, I hope you guys

    can see this clearly. This is MetaTrader

    5 on my gold account. So, we have two

    different EAS. We have one for Forex and
  • 00:09:44
    one for gold. This one is the gold one.

    Now, this is all the position history.

    I'm going to go into the actual history
  • 00:09:50
    in just a second, but literally all of
  • 00:09:52
    these are wins, which is absolutely
  • 00:09:54
    insane. It's on a 26 trade win streak
  • 00:09:57
    right now, which is just absurd to even
  • 00:09:59
    say out loud. And I'm going to explain
  • 00:10:01
    the strategy for this gold EA in just a
  • 00:10:04
    sec because it is different from the
  • 00:10:05
    Forex EA. So, as I go into my history,
  • 00:10:07
    you're going to see a lot of small wins,
  • 00:10:09
    but they are wins nonetheless. So, I
  • 00:10:12
    started this account. I transferred
  • 00:10:13
    10,000 over from another account just
  • 00:10:15
    basically to test this EA out. It's
  • 00:10:17
    fairly new and I wanted to test it on
  • 00:10:19
    live funds after doing simulated back
  • 00:10:22
    tests. So, you'll see three losses right
  • 00:10:24
    off the bat. Shortly after those losses,
  • 00:10:26
    we made a big update to the EA.
  • 00:10:28
    Basically, we noticed something was off
  • 00:10:30
    about it. It required raw spread from a
  • 00:10:32
    broker and additionally, it only worked
  • 00:10:34
    really well with super high leverage.
  • 00:10:36
    So, we made a little patch to the EA to
  • 00:10:38
    fix that. And then shortly after that,
  • 00:10:40
    it's been only wins. So, literally those
  • 00:10:43
    first three trades were the original
  • 00:10:44
    version. And then we made a big update.
  • 00:10:47
    Every single trade since then has been a
  • 00:10:49
    100% win rate. There's a withdraw in the
  • 00:10:51
    middle there too of just a small 2,300.
  • 00:10:53
    I just did that to just to prove that
  • 00:10:55
    this is real. But after that, I'm just
  • 00:10:57
    compounding this. It's just a 10K
  • 00:10:59
    account. Nothing spectacular. Um, but
  • 00:11:01
    it's already up 6,200 in profit. That's
  • 00:11:04
    counting the $2,300 withdrawal. So,
  • 00:11:06
    currently my balance is just over
  • 00:11:08
    13,000. So again, nothing too

    significant in terms of dollar value,

    but this is connected to a My FX book

    and it's for all of our community

    members to see. So the goal is to just

    compound it over time and bring it to

    100K, maybe even 50K actually because um

    this is it's pretty high risk here. So

    it develops really good returns. Um the

    reason I go super high risk with this EA

    is because it has an average win rate of
  • 00:11:32
    91%. So through the back tests that
  • 00:11:34
    we've done, we noticed that with a 91%
  • 00:11:37
    average win rate, the total consecutive
  • 00:11:40
    win streak has a potential of up to 66
  • 00:11:43
    66 wins in a row potentially. And the
  • 00:11:46
    max consecutive losses were only three.
  • 00:11:48
    So that's pretty crazy. So although it's
  • 00:11:50
    really high risk, the losses are going
  • 00:11:52
    to be so infrequent that it really
  • 00:11:54
    doesn't matter. Let me quickly break
  • 00:11:55
    down the actual strategy that this EA
  • 00:11:57
    utilizes before I ramble too much here.
  • 00:11:59
    So basically it sets a buy stop and a
  • 00:12:02
    sell stop at the previous day's high and
  • 00:12:04
    low. So every day upon market open there
  • 00:12:06
    are two orders placed. If I go to the
  • 00:12:08
    trade section you'll see that I still
  • 00:12:10
    have a sell stop there. The buy stop has
  • 00:12:12
    already happened and it was this one
  • 00:12:14
    right here. Small $400 win. So each day
  • 00:12:16
    there's two orders. Usually just one of
  • 00:12:18
    them is activated. Every once in a while
  • 00:12:20
    we'll get two trades in a day when both
  • 00:12:22
    the previous days high and low are
  • 00:12:23
    tested. So basically this strategy is a
  • 00:12:25
    breakout strategy. It works really well
  • 00:12:27
    for gold because there's a lot of
  • 00:12:28
    momentum on gold, it behaves a lot
  • 00:12:30
    differently from a lot of forex pairs.
  • 00:12:32
    So, typically when a previous day's high
  • 00:12:33
    or low is tested, there's a significant
  • 00:12:35
    breakout of that level. And you can see
  • 00:12:37
    right here, it's got a very high success
  • 00:12:39
    rate. These are all wins. And so, the
  • 00:12:41
    sell stop that's left today, if I click
  • 00:12:43
    on it, you'll see the parameters of the
  • 00:12:44
    trade. I hope you guys can see this.

    Anyways, the total take-profit is about

    $2,700. The total stop-loss is about

    $2,700. So, it's a 1:1 ratio. That's the

    default settings. It's just one.

    However, it never really reaches that

    point. It never really reaches either of

    these points because as soon as the

    trade is activated, it will very quickly

    and aggressively start trailing the

    stop-loss. So, because the stop loss

    trails so aggressively, it makes it

    really unlikely that there's going to be

    a full loss taking place. Now, if there

    were to be a full loss, like I said, it

    would be minus $2,700 with the current

    risk that I'm using, which of course,

    given my account size, that would be

    pretty significant. But, I've also built

    up a significant profit buffer as well.

    So the strategy that I've been teaching

    EA. So we released this a few months ago

    and it was performing really well at

    first and then the market conditions

    changed and it all of a sudden was not

    performing very well. So we took it

    offline for a bit and made some very

    major changes to it that have since

    shown great improvement. And I'm going

    to briefly discuss what that is. So

    basically instead of setting a limit

    order at the Fibonacci level, let me

    just show you guys for a sec. We see a

    fib range right here, right? The EA is

    automatically printing all of this. It

    shows the 71% retracement, liquidity
  • 00:18:41
    sweep, breakup structure, etc. Shows all
  • 00:18:44
    the imbalances there as well or fair
  • 00:18:45
    value gaps, whatever you want to call
  • 00:18:46
    them. Previously, you would just set a
  • 00:18:48
    limit order, like a buy limit order at
  • 00:18:50
    the fib level if all the confluence is
  • 00:18:52
    lined up. Now, the EA is going to wait
  • 00:18:54
    until price gets into that fib level and
  • 00:18:56
    then it's actually going to wait for a
  • 00:18:58
    rejection confirmation from that fib
  • 00:19:00
    level. So, this basically compromises

    the riskreward slightly. So, instead of

    a 2 and 1 half riskreward, it's going to

    be slightly less than that, more like a

    1:2 because it's waiting for an actual

    rejection from the level to basically

    confirm momentum and to confirm the bias

    that this trade is correct. So, by doing

    this, we've noticed a massive change in

    win rate. Some pairs that we have back

    tested showed even a 30% increase in win

    rate. So, it's been a drastic

    improvement and we're really looking

    forward to seeing how it performs over
