00:00:00
when people talk about Colorado Springs
00:00:01
they talk about the beautiful mountain
00:00:03
views the hiking trails the natural
00:00:05
beauty and the quality of life here they
00:00:07
paint this beautiful picture and make it
00:00:09
out to be this desirable place to live
00:00:11
in and a top destination to visit but
00:00:14
Colorado Springs is definitely not a
00:00:16
magical fairy land for everybody in fact
00:00:18
a lot of people when they move here they
00:00:20
realize it's not what they pictured in
00:00:22
their minds now don't get me wrong I
00:00:24
love living in Colorado Springs it's my
00:00:26
home it's where I've lived and I've
00:00:28
lived here for almost 4 years and I've
00:00:31
been to a lot of different places I've
00:00:33
seen a lot of other places and every
00:00:35
time I come home it just feels right but
00:00:38
that's not the case for everyone and if
00:00:40
this is your first time here my name is
00:00:42
Iris and I've been living in Colorado
00:00:44
Springs for a very long time as a real
00:00:46
estate agent in the area I've seen a lot
00:00:48
and I hear a lot of what people can't
00:00:50
stand about living here and in today's
00:00:52
video I want to be super transparent
00:00:55
about the 10 things you're going to want
00:00:56
to be able to handle if you're going to
00:00:58
be moving to Colorado Springs but make
00:01:00
sure you stay all the way to the end
00:01:02
where I'll share the top reasons people
00:01:04
don't like living in Colorado Springs
00:01:06
and not a lot of people talk about this
00:01:08
because I guess it's taboo or they don't
00:01:10
want to make it seem like the springs is
00:01:11
a horrible place and it's really not but
00:01:14
I'll go into that uh a little bit later
00:01:16
in the video Let's H the first thing
00:01:18
that you need to be able to handle to
00:01:19
live in in Colorado Springs and it's the
00:01:22
dry winter months fall is incredible
00:01:25
here if you've ever been to Colorado
00:01:26
Springs in the fall you know that it is
00:01:28
so incredible L beautiful it's what I
00:01:31
call the gift before the dread Winters
00:01:34
can be brutal not every winter is
00:01:36
terrible but I'll explain first it's the
00:01:39
cold temperatures if you're coming from
00:01:40
cold weather you'll understand but if
00:01:42
you're not and you're coming from hotter
00:01:44
weather imagine this Winters in Colorado
00:01:46
Springs can get pretty cold especially
00:01:48
at night the cold dry air and the
00:01:51
windchill can make it really
00:01:52
uncomfortable for people who are not
00:01:55
accustomed to The Climate one of my
00:01:56
least favorite memories is having to go
00:01:59
out when kids have their Sports and just
00:02:02
feeling that ice cold wind on your face
00:02:05
it's not fun it literally hurts and some
00:02:08
people love it most people actually hate
00:02:10
it so then there's the snowfall and the
00:02:12
ice even though we don't get as much
00:02:14
snow as other parts of Colorado the
00:02:16
random snowstorms can still make driving
00:02:19
and commuting really difficult I
00:02:21
remember one year where the city was
00:02:23
shut down because the roads were so bad
00:02:25
it was like a sheet of ice and everyone
00:02:27
was getting stuck in the streets and
00:02:29
sliding into to other vehicles and the
00:02:31
light post I hated driving in this
00:02:33
weather cuz it would take me over an
00:02:35
hour to get home the streets and the
00:02:37
sidewalks will get super icy leading to
00:02:40
really dangerous conditions especially
00:02:41
for our older folks and it's definitely
00:02:44
not fun to have to drive to work in so
00:02:47
another thing is the wind I didn't
00:02:49
realize how bad the wind was here until
00:02:52
a few years ago we kept buying an
00:02:54
umbrella to go out in the back deck
00:02:57
umbrellas would just snap in half and
00:02:58
break and I'm like what is going on here
00:03:00
I'd never realized how windy it was um
00:03:04
until that occurred and maybe I just
00:03:06
never paid attention to it you might not
00:03:08
like the wind Colorado Springs
00:03:10
experiences strong winds especially in
00:03:12
the winter and can make these
00:03:14
blizzard-like conditions even when it's
00:03:16
not snowing those are the worst storms
00:03:18
and then you've got a bomb Cyclone like
00:03:21
what in the world is a bomb Cyclone
00:03:23
whatever it was it knocked out all of
00:03:25
the Power and took one of our trees down
00:03:27
and the whole fence with it but are the
00:03:30
worst stores because it's just nothing
00:03:31
but cold wind and the sound is actually
00:03:34
really pretty when we do get to
00:03:35
experience it you also have to consider
00:03:37
the dry climate now the dry climate is
00:03:40
an issue because it can cause dry skin
00:03:42
chapped lips and respiratory issues so
00:03:45
the lack of humidity in the winter makes
00:03:47
this worse and the static electricity is
00:03:49
awful however one benefit that I do like
00:03:52
about it being dry is that I don't have
00:03:54
to deal with a ton of mold and um when
00:03:57
I'm putting dishes away I don't have to
00:03:58
worry about
00:04:00
um the moisture sitting on the cups or
00:04:02
plates or whatever for two long towels
00:04:04
from the dryer that the moisture doesn't
00:04:07
stick too long so you don't have to
00:04:08
worry about mold so that is one plus
00:04:10
about the dry climate there's also
00:04:12
shorter days in the winter which can
00:04:14
contribute to Seasonal effective
00:04:16
disorder and that makes the winter feel
00:04:18
longer and maybe that's my problem
00:04:20
because these Winters feel like an
00:04:22
eternity sometimes with everything being
00:04:24
dead outside the trees without leaves
00:04:26
and the brown grass it can really be a
00:04:28
buzz kill like I said it's really
00:04:30
beautiful when it's snowing outside but
00:04:33
when we don't get the snow and it's just
00:04:34
cold uncomfort discomfort then um it's
00:04:38
not as fun you get higher heating bills
00:04:40
it gets dark at like 5:00 but it is a
00:04:42
great time to leave the state for a
00:04:44
warmer weather some people complain
00:04:46
about the weather changing too quickly
00:04:48
but I kind of like it because you can
00:04:50
get snow and sun in the same day and
00:04:52
it's just fun but the weather's not bad
00:04:54
every day so it's not that big of a deal
00:04:56
and most people do get used to it after
00:04:58
living here for a while moving on on to
00:05:00
the next thing number two Colorado
00:05:01
Springs might not be your jam if you are
00:05:04
looking for a big City Vibe some people
00:05:06
like me love this but others find the
00:05:09
laid-back atmosphere less appealing
00:05:11
compared to larger cities like Denver
00:05:13
nightlife and entertainment options in C
00:05:16
Springs are more limited fewer late
00:05:18
night dining spots the clubs I mean we
00:05:21
have a few nightclubs downtown but
00:05:23
nothing super exciting to go to and
00:05:25
cultural events can be a downside for
00:05:27
those who are looking for more of a
00:05:29
vibrant Urban experience big cities tend
00:05:31
to have that Melting Pot of a culture
00:05:35
and while Colorado Springs is becoming a
00:05:37
lot more diverse it doesn't have the
00:05:39
same level of international communities
00:05:41
like the restaurants we do have some
00:05:43
restaurants but not a ton and events
00:05:45
like the larger cities offer so another
00:05:48
reason some people might not love coloro
00:05:50
springs is the limited public
00:05:52
transportation again that small City
00:05:54
Vibe we don't have as many options as a
00:05:57
sprawling City for those that are used
00:05:59
to like Subways and Tramps and we really
00:06:01
have a car dependent lifestyle here and
00:06:03
that can feel frustrating now shopping
00:06:06
in Colorado Springs can feel limited
00:06:08
especially for people who are used to a
00:06:10
variety of high-end boutiques large
00:06:13
department stores that you typically
00:06:15
find in bigger cities but Denver is only
00:06:17
an hour away so if you do need that um
00:06:20
shopping experience then there you go
00:06:22
Denver is the place to go we also don't
00:06:25
have like the big Sports complexes and
00:06:27
Major League Sports but we do have local
00:06:30
sports you can watch baseball we've got
00:06:32
soccer and then if you want to watch
00:06:34
basketball or football you can always go
00:06:36
to the Academy Colorado Springs has a
00:06:38
slower much more relaxed pace which
00:06:40
might not appeal to those who thrive on
00:06:42
the energy and hustle of a fast-moving
00:06:45
Urban environment City type Vibe okay so
00:06:48
the next thing number three why you
00:06:50
might not want to make Colorado Springs
00:06:51
your home is the growing homelessness
00:06:54
problem this is quite obvious here and
00:06:56
it's radically changed over the last
00:06:58
several years the amount of panhandlers
00:07:01
I've seen has increased so much we're
00:07:03
seeing it even in the really nice upper
00:07:06
class neighborhoods where I've never
00:07:07
seen it there before there were always
00:07:09
little pockets you know downtown wests
00:07:11
side where you would see it um but now
00:07:14
it's kind of becoming a thing all over
00:07:16
the place you've got people playing
00:07:19
music in parking lots I actually this is
00:07:22
a funny story we saw someone playing a
00:07:26
violin asking for money and they had had
00:07:29
you know their violin out their speaker
00:07:31
and it was beautiful beautiful music and
00:07:34
someone walked up to that person and
00:07:36
they were like stop playing the music
00:07:38
and as soon as they stopped playing the
00:07:40
violin the music kept going so it was
00:07:43
just funny I'm like oh man this is so
00:07:45
beautiful it turns out it wasn't really
00:07:47
them playing I just thought wow they're
00:07:49
just faking it out here but that's a
00:07:51
Side Story now when you search it up
00:07:53
online you don't see really high numbers
00:07:56
for homelessness um unsheltered they
00:07:59
call them we do have a lot of pan
00:08:01
handlers but that doesn't mean I guess
00:08:03
that they're um homeless it just they're
00:08:06
just out there you know and I'm just
00:08:07
going to keep things real with you and
00:08:09
tell you things that no one else is
00:08:10
going to tell you I think it's worse
00:08:12
than what we're being told it's
00:08:14
everywhere it's campsites it's the
00:08:16
shopping carts with all the belongings
00:08:19
so even though the numbers say that it's
00:08:21
not as bad and that there's actually a
00:08:23
decrease it doesn't feel like a decrease
00:08:26
at all now each year the US Department
00:08:28
of Housing and Urban development
00:08:30
requires communities to conduct a one
00:08:32
night point in time count of people
00:08:34
experiencing homelessness unsheltered
00:08:36
people living in El Paso County
00:08:38
decreased by 177% from a high of
00:08:42
1562 in 2019 to the 20123 count of
00:08:47
132 per that pit data and according to
00:08:51
the Colorado Sun last year Colorado
00:08:54
Springs Police issued 899 tickets to
00:08:58
people who were homeless 600 for
00:09:01
trespassing on private property 117
00:09:05
tickets for illegal camping in public
00:09:07
spaces and 182 for camping within 100 ft
00:09:11
of a Waterway police are saying that
00:09:14
they're going to enforce these laws to
00:09:16
prevent the city becoming trashy their
00:09:19
words or the article's words and in some
00:09:21
of these areas there is a lot of trash
00:09:24
which is sad because that was one of the
00:09:26
things that I used to love was so proud
00:09:28
about how clean Colorado Springs was
00:09:31
before we move on to the next thing I'm
00:09:33
super excited to share that we have
00:09:35
merch now so if you want to check out
00:09:38
the items below this video 50% of all of
00:09:42
the proceeds are going to go towards our
00:09:44
community donating to the homeless the
00:09:47
Springs rescue mission mission and also
00:09:51
helping uh make sure that our families
00:09:53
are fed and if there's any needs in the
00:09:55
school so 50% um if you want to
00:09:58
contribute and get some really cool
00:10:00
Colorado swag um that would greatly
00:10:03
support the mission and um support the
00:10:05
channel as well so thank you thank you
00:10:07
so much now the next thing that you need
00:10:08
to handle or avoid Colorado Springs over
00:10:11
is the cost of living utilities
00:10:13
including electricity and heating tend
00:10:15
to be a little more reasonable here with
00:10:17
monthly costs averaging between $200 and
00:10:20
$400 a month for a standard home and
00:10:23
those heating costs could rise during
00:10:25
the winter because obviously the cold
00:10:27
grocery prices in Colorado Springs are
00:10:29
close to the national average so for a
00:10:31
city hour size they're pretty decent
00:10:34
expect to spend around $3 to $500 per
00:10:36
month on groceries depending on diet
00:10:39
obviously preferences and your family
00:10:41
size our kids are older so they eat
00:10:43
everything in sight we probably spend
00:10:45
closer to 600 or more a month on
00:10:47
groceries again we've got kids that are
00:10:50
um in their teens and three boys so we
00:10:53
spend a lot healthc care costs in
00:10:55
Colorado Springs are slightly above the
00:10:57
national average but the city offers a
00:11:00
wide range of Health Care Facilities
00:11:02
like the military hospitals private
00:11:04
clinics and we've got a lot of these
00:11:07
cool clinics that are popping up that
00:11:09
are more natural homeopathic type of
00:11:13
healing natural healing so that's kind
00:11:15
of cool I'd rather take oils than uh
00:11:19
prescription pills any day if it works
00:11:21
obviously there are some things you have
00:11:23
to take pills prescription for but if
00:11:27
it's something natural um that could be
00:11:29
an alternative love that lots of
00:11:31
different options there the current city
00:11:33
tax rate combined amount is
00:11:36
88.2% property taxes in Colorado Springs
00:11:39
are relatively low compared to other
00:11:41
states which helps offset some of the
00:11:43
higher housing costs now when it comes
00:11:45
to those taxes we have a breakdown on
00:11:48
the colorado.gov website so you can see
00:11:50
where all those tax dollars percentage
00:11:53
amount wise are going when it comes to
00:11:55
dining out recreational activities and
00:11:57
entertainment in Colorado Springs it's
00:11:59
pretty relatively affordable compared to
00:12:02
larger cities that are similar however
00:12:05
the cost of dining at upscale
00:12:06
restaurants can still add up and of
00:12:08
course you've got your Resort um
00:12:11
activities like skiing those can get
00:12:13
pretty expensive but I mean just your
00:12:14
day a day are you're going to be fine I
00:12:17
think we spend probably around $50 for a
00:12:20
meal like a nice meal dinner out for two
00:12:22
my husband and I with the food there's
00:12:24
so much food that you get in the springs
00:12:26
I'm sure it's like that everywhere but
00:12:28
we get a lot of so my husband and I have
00:12:30
been sharing meals and getting pretty
00:12:33
full off of just sharing one meal and
00:12:35
it's better for our weight sharing a
00:12:37
meal is a great way to not overeat for
00:12:40
dinner and save some money so I mean
00:12:42
we're not as expensive as Denver we're
00:12:44
actually pretty affordable comparatively
00:12:46
outside of housing unless you ask a
00:12:48
local here the next thing that you have
00:12:50
to be able to handle is high home prices
00:12:52
the housing market has seen significant
00:12:55
growth with the median price hovering
00:12:57
around $450,000
00:12:59
to $500,000 in 2024 even though the
00:13:02
springs is more affordable than Denver
00:13:04
it's still relatively High compared to
00:13:06
the national average you've got people
00:13:08
wanting those Mountain views those
00:13:10
hiking spots those neighborhoods we do
00:13:13
have a lot of luxury homes that people
00:13:15
love here nice Big Lots larger size home
00:13:18
compared nationally but again higher
00:13:21
than the national average and renting in
00:13:23
the springs can be expensive as well
00:13:24
with the average rent for a one-bedroom
00:13:26
apartment around 1,300 to5 00 per month
00:13:29
that's a one bedroom apartment and if
00:13:32
you need a two-bedroom apartment you're
00:13:33
looking closer to $1,800 or more I have
00:13:36
a listing that is on the market rent is
00:13:39
$1,800 for a two bedroom but it is in
00:13:42
the Broadmore so if you're interested
00:13:43
please feel free to reach out uh we can
00:13:45
get you set up with that but um it's a
00:13:47
really nice neighborhood but really
00:13:49
you're just paying for those views
00:13:51
single family homes um are going to be
00:13:53
running around $2,500 per month on
00:13:55
average and so how much do you need to
00:13:58
make to to afford living in Colorado
00:14:00
Springs well it depends if you just want
00:14:02
the one-bedroom apartment averaging like
00:14:05
I said 13 to, 1500 per month you'd need
00:14:07
an income of up to $60,000 to be
00:14:10
comfortable assuming that you're
00:14:11
following the guideline of housing not
00:14:14
to exceed 30% of your income now to
00:14:17
afford a home in Colorado Springs and
00:14:19
maintain a comfortable lifestyle you're
00:14:21
probably going to be looking at a income
00:14:24
of
00:14:26
$125,000 to $150,000
00:14:29
per year obviously these estimates can
00:14:31
vary depending on the lifestyle choices
00:14:34
and specific housing situations but it
00:14:37
provides a general guideline for living
00:14:39
comfortably here number six on the list
00:14:41
is the Eternal construction from housing
00:14:45
to revitalization road projects Parks
00:14:48
Military and Commercial development
00:14:50
there's a ton of construction going on
00:14:52
in Colorado Springs I've never seen so
00:14:54
much construction besides in bigger
00:14:56
cities like Denver and New York and I
00:14:58
have a full video video on some of the
00:14:59
newest developments coming in 2025 so
00:15:02
I'll link that up for you and by the way
00:15:04
if you appreciate these informative
00:15:06
videos do me a huge favor I put a lot of
00:15:10

00:15:12

00:15:13
Springs if you want to just hit it with
00:15:15
a thumbs up that would be super awesome
00:15:17
that would really make my day and if you
00:15:19
want more content like this make sure
00:15:21
that you are subscribed cuz I'm always
00:15:23
posting videos about Colorado Springs
00:15:24
living here um all that fun stuff and if
00:15:27
you need help buying real estate you can
00:15:29
book a free consultation and the link is
00:15:32
in the description and at the end of the
00:15:33
video now the seventh reason why
00:15:35
Colorado Springs may not be for you is
00:15:37
the rising crime in the area yes a lot
00:15:40
of people on YouTube are not going to
00:15:42
talk about the crime on um that's going
00:15:45
on here for one as real estate agents
00:15:48
we're not allowed to steer but generally
00:15:50
speaking and looking at some of the
00:15:52
stats here in the area um people don't
00:15:54
like to talk about it it's a question I
00:15:56
get asked all the time when I'm working
00:15:57
with home buyers relocating into the
00:15:59
springs and I always refer them to
00:16:01
certain websites that are linked um
00:16:03
Below in the description so you can look
00:16:05
there as well one of those websites is
00:16:07
niche.com where we get a c rating based
00:16:10
on violence and property crime rates but
00:16:13
62% of the people who responded say that
00:16:15
they feel pretty safe and that there are
00:16:17
some safety concerns but generally feel
00:16:19
safe I am with that 62% some even said
00:16:23
that they had no safety concerns very
00:16:25
few people in fact only 3% say that they
00:16:28
don't feel safe safe and there are high
00:16:29
safety concerns again larger City larger
00:16:32
problems it comes with the territory
00:16:35
unfortunately the eighth reason why you
00:16:37
might want to avoid Colorado Springs is
00:16:39
that this is a sprawling City the
00:16:41
springs is the second most populous city
00:16:44
in Colorado but it really doesn't feel
00:16:46
that way because we're so big we're 195
00:16:49
square miles spread out which actually
00:16:51
makes us bigger than Denver as far as
00:16:53
land goes but there's a lot of space
00:16:56
where Builders are building we've got
00:16:58
new development is popping up everywhere
00:17:00
the problem is the lack of water sources
00:17:03
now we actually just had a huge snow
00:17:06
winter snow fall and so that bought us
00:17:09
another 3 years for water so hopefully
00:17:12
we don't have any issues going forward
00:17:14
but that can slow down the growth of our
00:17:16
city by not having available resources
00:17:19
for Builders for new communities the
00:17:22
ninth reason you may want to stay far
00:17:25
away from Colorado Springs is the risk
00:17:27
of Fire
00:17:29
with the risk of fire being higher than
00:17:31
a lot of other states two things can
00:17:33
happen here first the cost of insurance
00:17:35
is screaming high and then two if we
00:17:38
don't get enough snow and rain we could
00:17:40
go into a drought and anything can catch
00:17:42
a fire like cigarette butts car Sparks
00:17:45
sloppy fire handling those years are the
00:17:48
worst because it seems to always be
00:17:51
extra windy and with that wind comes
00:17:53
more possibility likelihood of a fire so
00:17:56
you have neighborhoods like black forest
00:17:58
and Mountain Shadows that still have
00:17:59
scars to this day burnt trees you can
00:18:02
see it as you're driving by these
00:18:04
neighborhoods from the past fires and
00:18:07
homeowner insurance again is much higher
00:18:09
in these areas it's such a challenge
00:18:12
because people come here for the trees
00:18:14
right to live that mountain life but
00:18:16
then there's always this fear of a
00:18:18
potential fire now many homeowners are
00:18:21
better at proper mitigation these days
00:18:24
so that's a big plus that helps out a
00:18:26
ton people are catching on uh lenders
00:18:29
are requiring it so I do feel really
00:18:31
good about that now the 10th and final
00:18:34
thing that you need to be able to handle
00:18:36
if you're moving to Colorado Springs is
00:18:37
the hail places like Fountain and
00:18:39
Widefield they get it way worse than we
00:18:41
do it seems lately um and it does happen
00:18:44
here and just like the fire we're all
00:18:46
holding our breasts to make sure every
00:18:48
year that we don't get pounded with hail
00:18:50
now the average cost of homeowners
00:18:52
insurance in Colorado Springs is between
00:18:54
$1,500 and $2,000 per year for a
00:18:58
standard policy and this is higher than
00:19:01
the national average which hovers around
00:19:03
$1,200 per year but not as high as other
00:19:06
parts of Colorado that have even greater
00:19:09
risk of wildfires or extreme weather
00:19:11
premiums are going to range depending on
00:19:13
the size and value of the home the
00:19:15
location the level of uh coverage
00:19:18
obviously homes in higher risk areas
00:19:20
like those that are near the trees like
00:19:22
black forest Mountain Shadows Woodland
00:19:25
Park those are going to be um a little
00:19:27
bit more prone to the higher um premiums
00:19:31
of up to over $2,500 per year now there
00:19:34
are ways to lower your premium like
00:19:37
getting a grade for roof shingle on the
00:19:40
house um or obviously bundling but the
00:19:43
damage to your property because of
00:19:44
weather related things can really put
00:19:46
you in a bad mood just know that the
00:19:48
hail is not an everyday thing it's not
00:19:50
like we're constantly being pounded by
00:19:53
hail and it's not in every area and
00:19:55
sometimes when we do it's just like it's
00:19:58
just hail it's going to happen again a
00:19:59
lot of us just drive around with the
00:20:01
cracked windshields and the hail and and
00:20:03
the dents all over not the end of the
00:20:05
world all right so I've given you a lot
00:20:06
of reasons why people can't handle
00:20:08
living in Colorado Springs but I also
00:20:10
want to share with you all the reasons
00:20:11
why people love moving here so check it
